This is an exciting newly created role of Head of Property Development based in our Newmarket office. Reporting to the Finance Director, you will bring your energy and expertise to lead and accelerate our pipeline of aged care and retirement living environments across New Zealand. You will be leading the planning and prioritisation of our development pipelines, managing cross-functional collaboration, and ensuring projects are executed within scope, budget, risk tolerance, and compliance requirements. You will also be working closing with third parties requiring strong stakeholder skills.
Where you will make an impact
- Lead end-to-end planning, approvals, design, construction, and handover of new developments, redevelopments, and refurbishments across Bupa's national portfolio.
- Manage land sourcing, due diligence, consents, contractor negotiations, project controls, and sustainability initiatives including renewable energy integration and future technology adoption.
About You
You may have experience working construction, consultancy or on the client side and will hold 10+ years of leadership experience in property development or capital projects, and able to demonstrate:
- Degree qualified in either civil engineering, construction management, project management or property build related, ideally with professional registration.
- Expertise in planning frameworks, contract management, and sustainability leadership.
- Strong understanding of regulatory frameworks including the RMA, Construction Contracts Act 2002, NZ Building Act 2004, and NZ Building code.
- Knowledge of building consent processes and Council processes.
- Excellent communication and stakeholder management skills.
- Ability to work in a complex, matrix environment.
